慘淡！廣州全市六個區成交同時創新低

先來回顧一下上周最受關注的新聞，那就是萬達與融創間631.7億的巨額交易，萬達集團將13個萬達文旅項目以及76個酒店項目，全部賣給融創，也包括廣州的萬達城項目。

其他的項目不了解，廣州萬達城可是花都的皇牌項目，自從開賣以來一直都是花都的銷冠。而在易主之後，項目的價值會不會有什麼變化，這是很多網友及買家所關心的問題。

查詢數據，上周廣州萬達城僅網簽了24套，低於平均值，但也還可以接受，而網簽均價為12465元/平，則是創下了新低！

一被賣房價就創新低，嗯，不要過多關注，相信這只是一個巧合。

其實上周不止是廣州萬達城，全市的成交均有所下降，數據也並不好看。

上周（7月10日-7月16日）廣州全市新房網簽847套，創下了全市周成交新低，而均價創下新政之後的新高。

全市11個區中有竟然有6個區同時創下新政后的成交新低，它們分別是海珠、荔灣、白雲、花都、南沙、從化。

其中，荔灣僅成交個位數8套，不過價格卻超過了4萬/平。

而花都則不僅是成交，連成交均價也是最低。

從目前的情況來看，成交跟預售證的發放還是有比較大的關係，這近兩周的預售證發放明顯減少，這也導致了整個廣州的新增供應量並不多，成交下降可以說也在預料之中。

此外，每當成交下降的時候，房價便會有一定的提高，而每當成交上升時，房價便會下降，這保證了廣州市的房價沒有太大的波動，而這也是限簽影響的直接結果。
